Maple Plain Townhomes rendition

On June 4th, the Maple Plain Planning Commission reviewed a concept plan from Equinox Development Partners for a rental townhome development near 5370 and 5330 Highway 12. The preliminary proposal includes approximately 85 townhome units on 6.67 acres zoned Mixed-Use Budd Avenue. Multifamily housing is permitted within the district, and the proposed density of approximately 13 units per acre is consistent with the City’s Comprehensive Plan.

The discussion focused on land-use compatibility, building layout and character, access, traffic circulation, landscaping, screening, parking, and pedestrian connections. The concept includes a connection to Pioneer Creek Drive, which could reduce reliance on Highway 12 for trips. Potential vehicle access to Highway 12 would require review and approval by the Minnesota Department of Transportation. The City also identified pedestrian connections to the existing HAWK signal, nearby trails, public streets, parking areas, and common spaces as important considerations.

The review was preliminary and did not constitute approval of the proposed development. If the developer decides to proceed, the project would require formal planned unit development, site plan, and subdivision applications. The process would include public notice, a public hearing, City Council consideration, and coordination with MnDOT before construction could begin.
