Hennepin County 2026 Open Book Meetings
Expanded Appeal Process for Property Owners
On October 27, 2025, the City of Maple Plain moved the Local Board of Appeal and Equalization to Hennepin County’s Open Book process for a minimum of three years. This change allows property owners to meet one-on-one with Hennepin County assessors to review and discuss their property values.
The main difference between the two processes is the amount of time and access provided. The City’s former appeal process included one meeting per year that lasted one hour. Hennepin County’s Open Book process offers eight meetings each year, with each meeting lasting between four and eight hours. This expanded schedule gives property owners more opportunities and flexibility to review and discuss their assessments.
Hennepin County 2026 Open Book Meetings
Open Book meetings are an important part of a transparent property assessment process. These meetings give property owners the chance to learn how their property value was calculated and to ask questions directly to county assessors. The goal is to help residents better understand their assessments and receive clear, helpful customer service from Hennepin County.
Open Book Meetings Overview
The Hennepin County Assessor’s Office will host seven in-person open book meetings across
the county in 2026, as well as one virtual session, for taxpayers who wish to discuss their 2026
assessments. Taxpayers living in a city that offers an open book process may attend any meeting
at any location that best fits their schedule.
Meeting dates, times, and locations will be included with the valuation notices mailed in the
spring. Each notice will also include an informational insert outlining the available appeal
options.
Taxpayers wishing to participate in the virtual meeting will need access to a computer or
smartphone and must call ahead to schedule an appointment. A Microsoft Teams link will then
be provided for the selected date and time. Appraisers will offer flexible scheduling options to
accommodate taxpayers’ needs for virtual, face-to-face discussions.
2026 Open Book Meeting Schedule
Taxpayers may also contact their assessor at any time after receiving their valuation notice and
before the County Board of Appeal and Equalization (CBAE) appointment deadline on May 20,
2026. Each notice includes the appropriate phone number for reaching the assigned appraiser
or assessor. Many questions can be answered—and concerns resolved—through a phone
conversation.

Hennepin County Assessor Value Review Process
Hennepin County appraisers will continue to respond promptly to taxpayer inquiries regarding
property values. We will conduct in-person valuation and classification reviews. To support this
process, we may request relevant documentation from property owners, such as inspection
reports or independent appraisals.
In addition to physically inspecting property, we will also utilize all available tools to ensure
accurate assessments, including aerial imagery, GIS technology, street-view photography, and
sales listing information.
